X1 developments aim is to offer 4 identical towers containing 1,100 apartments on a very tight footprint to support the ongoing regeneration of Salford. The tight footprint has led to them developing a concept of “building in to the sky” and at 27-storeys, these towers do exactly that.

We have so far been responsible for the design & build MEP services of both Tower 1 and Tower 2.  In addition to the residential element, the scheme also includes a cinema room, gym, private dining room and a Sainsbury’s Express on the ground floor.  The aim of the developer is to develop a strong community among the residents and our installation has gone some way to achieve this.

The first challenge to deal with was the footprint.  We employed a strict logistics plan implementing just in time deliveries and having materials for each floor delivered as ‘kits’, which were then moved where needed to limit the amount of materials held in the storage.

The next challenge was the height of the building.  At 27-storeys, maintaining the correct water pressure can be difficult.  We overcame this by utilising off-site manufacturing, prefabricating thin, stainless steel pipework.  The stainless steel allows the pressure to remain at 13bar and prolongs the life of the system.

Our teams have developed a fantastic working relationship with Vermont, completing both projects safely, on time, in budget and snag free.  Due to the identical nature of Tower 1 & 2, we were able to utilise significant lessons learned and apply them to Tower 2, reducing the project duration and financial cost in the process
