Stoke and Staffordshire Hospital Trust – Springfield Offices, Stoke

This project saw the conversion of the existing Springfield ward into a 4 storey office block to house various estates and medical departments that had previously been working from temporary portacabins.

The Project

Located within the North Staffordshire Hospital site, the ward conversion is a part of phased regeneration works taking place over the next 5 years. The project involved delivering high quality, maintained office spaces. HE Simm delivered MEP services to the build including district heating, BMES system, mechanical and electrical services and fire and security.

Project Objectives

HE Simm worked closely with Kier and the North Staffordshire Hospital Trust to deliver a high quality build, with zero defects and compact programme within a 17 week time scale.

Project Challenges

The first challenge with this project came at the pre-construction stage. HE Simm had to procure the entire job within a 3 week programme, including contacting nominated sub-contractors and suppliers, agreeing scope of works and getting all on board with HE Simm’s minimum requirements.

There were also construction elements that we had to liaise closely with Aspen Thorn over (HE Simm Health & Safety Advisors), such as issues with existing asbestos within both the main building and services routes from energy centre.

The project was a phased handover which meant we had to work closely with our specialist commissioning sub-contractors to deliver each and every part of the build whilst maintaining safe standards in the construction phase.

The Results

Both phases of the project were delivered on time and to our usual high standards, enabling the Trust and Estates to make a smooth transition from the temporary dwelling to the permanent Springfield offices.

Meet the Team

Project Manager, Jon Harrison

Jon developed close communication partnerships with both the main contractor and site sub-contractors, ensuring there were no programmer or co-ordination issues at site level. The site team created a great working relationship with Kier enabling us to solve most site problems face to face without formal procedures. Jon also worked closely with the Trust and went over and above our contractual requirements to satisfy their site project manager. This made HE Simm approachable and direct with the Trust ensuring we are an option for future MEP development within the North Staffordshire site.
