Project Objectives

To deliver a contemporary building that realises the aspirations of the end users and creates a state of the art teaching facility, combining sustainable technology solutions to their maximum. This included a 30,000 litre underground rainwater harvesting tank, 270 m2 photovoltaic array, 128m deep vertical ground source heat pumps, 30 m2 of solar thermal panels and a natural ventilation system all of which provide heating, cooling and power to the college.

Project Challenges

The main challenge for this project was the coordination of mechanical and electrical services within the first and third floor plantroom spaces. We produced 3D models of the plantrooms in order to ensure all coordination problems were dealt with prior to installation works commencing. The third floor plantroom was also located above a Music Recording Studio, for which we liaised with our supply chain to gain expertise on reducing noise levels within the plantroom; this resulted in specific pipework/plant bracketry systems being installed.

The Results

The project was completed on programme which enabled the college to occupy the building and fit out prior to students returning in September. The project rating was completed with minimum defects with an ‘Excellent’ BREAM rating.
