The Project

Located on Brownlow Hill, the University of Liverpool’s new £50 million ‘Crown Place’ development provides bespoke student accommodation in the heart of the city centre. HE Simm undertook the Design and Build MEP services for this development which provides 1259 beds, in the form of studio apartments and ensuite bedrooms in clusters of 5-8 rooms, as well as an underground car park, retail units and an administration centre.

Project Objectives

The ‘Crown Place’ development is part of the university’s strategy to replace its stock of student accommodation and provide a first-class student experience. The university wanted to develop a scheme which demonstrates its ongoing commitment to meeting government carbon reduction targets. These ‘eco residences’ were therefore designed to utilise environmentally-friendly technologies and achieve an ‘Excellent’ BREEAM rating. To meet these requirements we implemented green roofs and a heating system which runs off spare capacity from the university’s existing district heating infrastructure, requiring no new plant.

Project Challenges

The development’s location on the former site of the university’s Veterinary School meant that existing buildings had to be demolished. This had to be done with minimal noise and disruption due to the site’s centrality and proximity to other residential areas. It was necessary for us to divert national fibre optic cabling, which could have had major implications nationwide if not done with the utmost accuracy and efficiency. We also had to divert HV cabling, which again required maximum accuracy and attention to health and safety procedures.

The Results

The project was completed to schedule in August 2014, meaning that 100% of students were able to move into ‘Crown Place’ on time. Like the ‘Vine Court’ student residences which HE Simm also completed for the University of Liverpool in August 2012, ‘Crown Place’ successfully met government efficiency and sustainability targets and achieved an ‘Excellent’ BREEAM rating. The development has become a landmark building on the eastern approach to the university.
