The Project

Located within 5 minutes walk of Victoria station and the prestigious SW1 postcode, 55 Victoria Street provides luxury accommodation in the heart of London. HE Simm are undertaking the Design and Build MEP services for this development which comprises of 57 stunning apartments, ranging from studio flats to split-level penthouse residences, as well as a rooftop sky garden, gymnasium and communal areas; the transformed office building is leading the way in design and style.

Project Objectives

Style and luxury were at the forefront of this particular project and, as the mechanical & electrical designers, we had to incorporate the clever and stylish finishes the architect had requested whilst maintaining the engineering integrity.

Project Challenges

Due to the fact that over 70% of this project is a transformed office building, we faced a number of challenges. These included trying to make the M&E design physically fit within the ceiling voids given to us, whilst ensuring all services passed under or through the steel beams supporting the existing structure. We successfully overcame this challenge by utilising the expertise of our Design Partners to deliver a clash free 3D BIM Model to reflect the requirements of the project on its build ability, accessibility and maintainability.

Meet the Team

Lee Bentall, Senior Electrical Pre-Construction Engineer

Lee’s role on this project was to assist the Project Team on the Electrical Procurement and Design of the development once handed over to Contracts from the Work Winning Department.

With over 25 years in the industry, Lee called upon his experience to manage the design process with a strong focus on the need to ensure what was designed would meet the client’s expectations and fit within the HE Simm cost plan.

Lee has successfully completed this role, thus ensuring the site team have a solid footing to commence the delivery of this difficult but prestigious development.

This project is due to conclude successfully in the coming months.
